Our design consulting experience is extensive and spans over 11 years in attached (townhome, mid-rise and high rise) and detached residential communities. We have been involved in the design consulting phase of more than a dozen high-density communities totaling more than 4,000 residences. From site identification until community launch and close out, Developer Services' competitive advantage is market insight and execution. Partnered with the developer, we consult with architects, interior designers, merchandisers and others to collaborate on ensuring the right product is delivered to the target audience.
Specific aspects of the design phase include suite mix, floor plan configuration and efficiency, interior feature selection, optional feature and upgrades selection and administering the program for owners, value engineering, amenity package selection and retail considerations (when the community includes a mixed-use component).
Other pre-construction areas of experience include collaborating with research and marketing consultants to define the target market(s) to be served including focus groups studies. Understanding who the buyers are for a particular community by measuring their demographic characteristics, economic circumstances and psychometric preferences assists in determining the appropriate product. When defining the appropriate product, careful consideration must be given to features that are expected (equal to the competition), enticing (better than the competition) and compelling (unavailable from the competition).
Collectively, we have been involved in the gathering, use and interpretation of the primary and secondary data to help identify what the target markets desire.
We are committed to involving key executives from CBPR in the design aspect of a development at the conceptual and schematic stages. We are available to attend all design related meetings to provide valuable experiential input and will oversee the delivery of providing data necessary to complete this important phase of the community.
